The subject site covering an area of approximately 0.36 Hectares lies southwest of Sudbury town centre, on the edge of the flood plain of the River Stour. The first development of the site occurred at the beginning of the 20th Century when a factory was erected on the east side of the site, however the west side of the site was not developed until much later when a leather works was constructed.
Due to the environmental sensitivity of the site a supplementary investigation was undertaken by Knight Environmental Limited in June 2004 to augment earlier intrusive works.
The chemical ground conditions were found to be limited to some localised metals and hydrocarbon impaction of the near-surface soils. Additionally elevated concentrations of soil-gasses were measured across the site.
In order to return the site to beneficial use and render the site fit for its intended end-use a remedial strategy was adopted and implemented to significantly reduce the potential risks to human health and planting in garden areas consistent with the proposed development.
The remediation works were subsequently undertaken in July 2004, and comprised:-
Excavation and appropriate disposal of chemically unacceptable soils.
Soil chemical audit testing undertaken to monitor compliance with agreed chemical criteria.
Backfill and compaction with suitable material.
The installation of gas protection measures within the houses.
Knight Environmental Limited has further facilitated the process of discharging planning conditions in relation to contaminated land through regulatory and planning liaison.
